Townhome price tracker
Bolton Place Townhomes Prices & Deposit Structure
Pricing has not been released for Bolton Place townhomes. As of September 6, 2026, there is no public starting price for the town collection, no published POTL or common-element fee, and no deposit structure. This page exists so that "how much are townhomes at Bolton Place" has a dated, honest answer instead of a borrowed number from another Caledon project.
Aggregator listings currently show the same blank fields this table does: price range TBA, deposit TBA, occupancy TBA. That agreement across sources is useful. It means the vacuum is real, not a page that failed to scrape a brochure. When Opus Homes publishes figures for the towns, they will be added here with a new last-updated date — never as an unsourced "estimated from" range.
Registered buyers typically see a price list and incentive sheet before the wider public does. Registration on this site is how a household asks to be in that first wave for the townhome collection. It is not a reservation, an approval, or a promise that a particular townhome will still be available.

How to read a coming-soon townhome price
When a starting price does appear, it will almost certainly be a "from" figure tied to a specific townhome type, elevation, and lot or end-unit premium. End units, extra windows, and walkouts routinely sit above the advertised opening number. Until that schedule exists, comparing Bolton Place towns to SouthCal, Humber Station, or any other Caledon release is a category comparison, not a spreadsheet comparison.
Deposit structures in GTA freehold or POTL pre-construction often stretch across 12 to 24 months, sometimes with an extended schedule on launch weekend. Condo-town deposits can look different again. None of those patterns should be treated as Bolton Place's terms. Assignment rights, levy caps, and development-charge handling are likewise unreleased. This tracker lists each of those line items as "to be announced" until a sourced document replaces the phrase.
POTL or condominium fees are the line first-time townhome buyers most often skip and then regret. A freehold town with a modest POTL is not the same carrying cost as a stacked condominium town. Until Opus Homes publishes the legal structure, this table will not invent a monthly number. Investment questions — cash-on-cash yield, assignment profit, end-user appreciation — cannot be answered with real numbers while price, occupancy, and fees are unknown. Caledon Greenbelt constraints are a land-supply backdrop, not a return forecast. This site will not describe Bolton Place townhomes as a guaranteed or risk-free purchase.
Carrying costs a first-time buyer should budget for
Even without a price list, the cost stack for a new Bolton townhome is predictable in kind if not in amount: purchase price, deposit schedule, land-transfer tax, development levies if they are not capped, POTL or condo fees, property tax, insurance, and — if the product is a condominium town — a status-certificate review. This tracker lists the line items that belong to the builder's release. It does not invent municipal tax rates or insurer premiums.
Incentives advertised on launch weekend in the GTA sometimes include design-centre credits, capped levies, or a deposit stretch. None of those have been announced for Bolton Place. Fabricating an incentive to create urgency would violate the standard this site is built on. When Opus Homes publishes a genuine promotion, it will be dated on this page.
Households using a First Home Savings Account or the Home Buyers' Plan still need a real purchase price and occupancy window before those tools can be sized. Registering for updates is the step that makes those numbers available earlier; it is not a substitute for them.
