Townhomes spotlight
A coming-soon townhome collection in Bolton
Bolton Place is a pre-construction community by Opus Homes, positioned near The Gore Road and King Street in Bolton, a community within the Town of Caledon, Ontario. The project's naming — "Bolton Place at Caledon Station" in some listings — suggests a possible connection to the wider Caledon Station master-planned area, though this relationship has not been independently confirmed and should be verified directly with Opus Homes rather than assumed.
This is a product-focused information site dedicated entirely to Bolton Place's townhome collection, written for first-time buyers and investors who are specifically comparing towns. Detached homes are planned at the same community; they are noted here only so the product mix is not misstated. The questions this site is built to answer — POTL versus condominium title, stacked versus traditional layouts, and how a townhome deposit typically works before a price list exists — are townhome questions.
Townhomes at Bolton Place are confirmed as a planned collection by public listing sources. Specific plan names and sizes have not been released. Treating a brochure from another Opus Homes community, or a neighbouring Caledon townhome launch, as a stand-in would make this page look finished and make it wrong.
Opus Homes is also behind other GTA-area pre-construction communities, including Founders Walk, and is a joint builder alongside Arista Homes and Deco Homes on the separate SouthCal Homes community elsewhere in Caledon. As of September 6, 2026, Opus Homes has not publicly released pricing, floor plans, or a launch date for Bolton Place. This site tracks what is publicly verifiable and gives interested buyers a straightforward way to register for updates.
What towns buyers should ask
Freehold, condominium, or POTL — still unreleased
In the GTA, a "townhome" can be a freehold row house, a freehold home with a Parcel of Tied Land (POTL) common-element corporation, or a condominium townhome. Those three structures change monthly fees, outdoor maintenance, insurance, and how a first-time buyer qualifies. Opus Homes has not published which structure Bolton Place towns will use. Until that is in writing, any claim that the collection is "freehold with no fees" or "condo towns from $X" is invention.
POTL fees, if they apply, are not the same as condominium fees. A POTL typically covers shared elements such as a private road or visitor parking, while the dwelling itself stays freehold. Condo towns fold more of the building fabric into the corporation. First-time buyers comparing Bolton Place to older Bolton inventory need that distinction before they treat a monthly number as comparable. The pricing tracker lists POTL / common-element fees as to be announced for that reason.
Stacked towns versus traditional three-storey row homes are another unreleased variable. Stacked product usually prices lower per square foot and shares more structure; traditional towns usually sit on a fee-simple or POTL lot with a private garage at grade. Listing sources for Bolton Place do not yet say which form the collection will take. The floor plans page stops at the townhome collection tier until Opus Homes names the models.
Households that already know they want a town rather than a detached lot can still register now. When a collection sheet is released, registered buyers are typically first to see plan names, interior sizes, and the legal structure. Registration here does not reserve a unit.
Caledon Station naming
Why some listings say "at Caledon Station"
Several aggregator pages refer to the project as Bolton Place at Caledon Station. Townhome buyers searching that phrase often assume the collection sits inside the large Argo-led Caledon Station master plan near The Gore Road and King Street. The naming overlap is real. The legal relationship is not confirmed on this site.
Caledon Station, as used in municipal planning documents, is a secondary-plan area generally associated with The Gore Road, King Street, and Humber Station Road. A separate multi-builder master plan in that geography is marketed with a published yield on the order of four thousand homes. Bolton Place could sit inside that plan, beside it, or simply share a marketing phrase. Amenity language recycled from that master plan — parkland acreage, a proposed GO station, future schools — is not treated here as an Opus Homes specification for the townhome collection.
Buyers should ask Opus Homes directly whether Bolton Place towns are part of the Argo-led Caledon Station master plan or a separate project near the same intersection. The location page walks through the Gore Road and King Street context without collapsing two projects into one.

First-time buyers and investors
Who this townhome collection is being compared against
First-time buyers looking at Bolton towns are usually comparing a new-build row house against resale inventory along Highway 50, older freehold towns closer to downtown Bolton, and stacked product further south in Brampton. Until Bolton Place publishes sizes and a starting price, that comparison is a location comparison, not a spreadsheet. Caledon's Greenbelt-constrained land supply is a planning backdrop, not a return forecast.
Investors comparing towns as an assignment or hold product cannot underwrite without price, occupancy, POTL (or condo) fees, and an assignment clause. None of those items are public as of September 6, 2026. This site will not describe the collection as a guaranteed or risk-free purchase. A longer briefing on how first-time buyers should read a coming-soon townhome launch lives in the first-time buyer's guide to townhomes in Bolton.
Opus Homes is a GTA-area homebuilder with communities listed on its own site across the Greater Toronto Area, including coming-soon product in Caledon. Bolton Place appears there as townhomes and detached residences. Founders Walk in Stouffville is another coming-soon Opus Homes community. SouthCal Homes, at Hurontario Street and Highway 410, is a separate Caledon project where Opus Homes is a joint builder. None of those sites is a proxy for Bolton Place townhome pricing.
What a first-time townhome buyer can do now, without a price list, is narrow the legal questions. Will the towns be freehold, freehold with a POTL, or condominium? Will they be stacked or traditional? Will a garage sit at grade? Those answers change the monthly carrying cost as much as the purchase price does. This site will not fill them in from another Caledon launch. It will publish them when Opus Homes does.
Investors reading the same collection should be equally strict. Assignment language, occupancy, and fees are unreleased. A Greenbelt-constrained municipality is not a substitute for those inputs. Registering for updates is how a household asks to see the townhome package first; it is not an investment thesis.
Sales status
Coming soon, with townhome pricing still unreleased
As of September 6, 2026, Bolton Place remains in a registration-only stage. Independent listing pages describe the community as coming soon and invite buyers to be first to book, without attaching a public price list, deposit schedule, occupancy year, or townhome collection sheet. That vacuum is the actual state of the market.
Registering here does not reserve a townhome, guarantee an allocation, or create a purchase agreement. It adds a household to an update list so that when Opus Homes publishes the town collection, those details can be forwarded. For current figures — all of them still "to be announced" — see the pricing tracker.
Prices, sizes, specifications, and availability are subject to change without notice. E.&O.E. Information current as of September 6, 2026.
